This approach is used when the Owner contracts directly with an Architect. As a team, the Owner and Architect work to develop construction documents that accurately detail the project. Once the project design is complete, General Contractors are asked to submit bids for the work.
This approach works best for non-complex, straightforward projects. Projects built from a prototype are ideal for this approach. It has been our experience, however, that Owners who select their General Contractor through the Design/Bid/Build process often experience the following results and concerns:
Bids frequently come in over budget and redesign/rebid occurs
The Building Committee selects the General Contractor based on “low bid” without understanding how the bid was achieved or taking into account the quality of the subcontractors involved
The Building Committee selects the General Contractor without getting to know the team assigned to the project, essentially creating a shotgun marriage where personalities sometimes don’t blend
