Renegade Student Housing is a full-site redevelopment within walking distance of the Florida State University campus. Developed by a joint venture between Charles Street Development and ACRES Realty Funding, the project replaces existing buildings with two five-story residential structures totaling 153 units and 605 beds, offering studio through six-bedroom floor plans tailored to student living. Ruscilli was selected as Construction Manager, delivering a high-density urban infill mixed-use student housing community.

The two residential buildings are connected by a precast concrete parking garage providing 308 structured parking spaces, with resident amenities and rooftop gathering areas built over the garage. The development includes approximately 210,000sf of rentable residential space, along with interior and exterior common areas, and a 1,416sf ground-floor commercial space. Designed specifically for Florida State University students, Renegade integrates structured parking, rooftop amenities, and mixed-use components to create a modern, campus-adjacent living environment.
