SUMMARY OF JOB RESPONSIBILITIES

Prepares Cost Estimates, Outline Specifications, and Value Engineering for construction projects. Investigates design, code, agency, and owner requirements to properly define the scope of work. Prepares qualification statements to clarify items that are unclear.

ESSENTIAL DUTIES AND RESPONSIBILITIES

  • Requires the ability to interpret the design intent of the documents and clarifies unclear scope items.
  • Understands all building components and their functions.
  • Investigates site (and soil) conditions, covenants, restrictions, building codes, and agency.
  • Requirements in order to determine the scope of work and cost estimate.
  • Coordinates with design consultants for proposal documents.
  • Prepares abstracts from the specifications and contract.
  • Prepares a list of line items to be estimated.
  • Performs detail quantity take-offs to determine the quantity of work and waste factors.
  • Develops recommendations for voluntary alternates and options for Owner consideration.
  • Develops the initial project strategy and preliminary construction schedule. Obtains input for the strategy from the Director of Preconstruction.
  • Evaluates and reports project risks to the Director of Preconstruction.
  • Determines the production rates and costs for each detail line item in the estimate.
  • Prepares a staffing plan and overhead cost with guidance from the Director of Preconstruction and Pricing the work.
  • Organizes and leads the bid process for assigned projects.
  • Solicits cost and design input from subcontractors while building a professional relationship with them.
  • Analyzes subcontractor pricing and compares prices with historical costs for review with the VP of Preconstruction.
  • Develops detailed and complete conceptual estimates from limited information.
  • Provides cost analysis of design changes during design development phases.
  • Maintains and updates tracking tools that track unit costs and summary costs for project.
  • Procuring subcontractors and materials.
  • Assists the PM with the Procurement and award of Subcontractors including bidding, analysis, and scope definition.
  • Makes professional presentations to Ruscilli Associates and Owners to explain the estimate and basis for cost.
  • Supports the Team Leader by delivering the work products in a timely manner and provides follow-up assistance to explain the variances and assists with questions as they arise.
  • Prepares professional looking customized estimating reports as required for analysis and presentation.
  • Other duties may be assigned.

EDUCATION and/or EXPERIENCE

Fourth year college or university program certificate; or two to four years related experience and/or training; or equivalent combination of education and experience.
