Ruscilli was selected to build this uniquely designed six (6) story mixed use build which includes 234 market rate apartments. The building includes a retail space with a mix of studio and one and two-bed market rate apartments ranging in size from 550 square feet to 1,115 square feet.

A two story cast in place concrete parking deck with wood framed construction above the podium creates a stair stepped facade for the entry of the building. A roof desk is located on the fourth floor which includes a pool, fitness center, yoga studio, lounge, and other amenities.

The project is located in the fast-growing Discovery Arts District in Downtown Columbus.

421 North Pennsylvania

Charles Street Investment Partners has selected Ruscilli Construction to build a unique market rate apartment project in downtown Indianapolis, Indiana. The thirteen (13) story structure consists of four (4) levels of concrete podium for parking and nine (9) levels of residential apartments. The structure above the podium is a Prescient Metal Framed System. The project includes 232 residential apartments and a pool on the fifth floor amenity area. The project also includes 10,000 square feet of office space and 10,000 square feet of retail shell space.

Scioto Peninsula – One at the Peninsula

Flaherty & Collins Properties selected Ruscilli Construction to build two (2) significant residential market rate apartment building located in the downtown area of Columbus, Ohio. The two buildings are part of an overall Master Plan called the Peninsula. Other buildings include a large office building and hotel.

The Ruscilli project buildings are connected by pedestrian bridges overlooking a scenic courtyard area. The seven (7) story building consists of a concrete podium and wood framed structure. The eleven (11) story building consists of a concrete podium and a structural steel frame. This building includes a roof top pool. There is light retail on the first level. The project includes 330 residential apartments. One unique feature to the development is the parking is being provided by the City of Columbus with a new 1,400 space parking garage that will serve the residential, office and hotel projects clustered in this area.

YWCA Griswold Memorial Building

Ruscilli was selected to oversee the extensive renovation of the historic Griswold Memorial Building for the YWCA of Columbus. This eight-story 121,000 square foot building, which is currently listed on the national registry of historic places, was rehabilitated in conjunction with the low income housing tax credit program (LIHTC) and a capital fund raising campaign undertaken by the YWCA.

Residential space was expanded from four to seven floors, converting dorm-like units with shared kitchen and bathroom facilities to 91 independent efficiency and one bedroom apartments. Lower levels were restructured to allow for the addition of a revenue-generating ballroom and to accommodate current facility needs.

 

Dennison Avenue Apartments – The Jerome

The Jerome features 54 beautiful apartments in the heart of Victorian Village, with secure parking and top of the line finishes including hardwood floors, stainless steel appliances, granite countertops and other high-end finishes.

The 55,000 square foot building includes a lobby, a variety of common areas including a Wi-Fi cafe complete with reading nooks and over 19,000 square feet of below-grade and first-floor parking.

Liberty Center Buildings “C” and “H”

Liberty Center Buildings “C” and “H” are two five-story mixed use facilities located within the new Liberty Center Shopping Center in Mason, Ohio.  Both structures feature elevated concrete post-tensioned transfer decks with retail spaces and covered parking in the first floor.  Above, there are four stories of wood framed apartment units in each. Building “C” totals 116,000 square-feet with 89 market rate apartment units.  Building “H” totals 210,000 square-feet with 151 market rate apartment units.

Broad & High

Ruscilli lead the design, preconstruction and construction efforts converting five condemned buildings in the historic northeast corner of Broad Street and High Street in downtown Columbus into a new mixed-use development. The new spaces include class-A office space, retail space, a news studio for channel WCMH-TV, and the “8 on the Square” luxury condominiums. This high-profile project required multi-faceted schedules, high-level finishes, and extremely effective project management on a “postage stamp” site.

 

The Seneca

This undertaking involved the complete renovation of the historic Seneca Hotel, located in the near east downtown area of Columbus, Ohio. Ruscilli converted this original hotel, built in 1917, into 76 residential apartments and retail space. Originally designed by nationally-renowned Ohio architect Frank Packard in a Jacobean style, the 10-story 136,500 square foot structure was once one of the finest hotels in Columbus. A plan was created with the City of Columbus and historical preservationists to maintain the historic look and character during redevelopment.
