Ruscilli was selected to build this uniquely designed six-story mixed-use building which includes 234 market rate apartments. The building includes a retail space with a mix of studio and one and two-bed market rate apartments ranging in size from 550-1,115sf.

A two-story cast in place concrete parking deck with wood framed construction above the podium creates a stair stepped façade for the entry of the building. A roof desk is located on the fourth floor which includes a pool, fitness center, yoga studio, lounge, and other amenities. The project is located in the fast-growing Discovery Arts District in Downtown Columbus.

421 North Pennsylvania – Indianapolis, Indiana

Charles Street Investment Partners has selected Ruscilli Construction to build a unique market rate apartment project in downtown Indianapolis, Indiana. The 13-story structure consists of four levels of concrete podium for parking and nine levels of
residential apartments. The structure above the podium is a Prescient Metal Framed System. The project includes 232 residential apartments and a pool on the fifth floor amenity area. The project also includes 10,000sf of office space and 10,000sf of retail shell space.

4Forty North Apartments – Tallahassee, Florida

This project consists of a 400,000sf mixed use 5-story apartment building component with a combination of type 5 and type 3 construction over top of a 2 level concrete parking garage. The project has 230 apartment units above the parking garage with 17 townhouses wrapping around the garage. The project has fitness faculties, co-working spaces, a dog park and elevated pool. The east side of the building is also lined with potential retail and restaurants spaces.

Dennison Avenue Apartments – The Jerome

The Jerome features 54 beautiful apartments in the heart of Victorian Village, with secure parking and top of the line finishes including hardwood floors, stainless steel appliances, granite countertops and other high-end finishes.

The 55,000 square foot building includes a lobby, a variety of common areas including a Wi-Fi cafe complete with reading nooks and over 19,000 square feet of below-grade and first-floor parking.

Liberty Center Buildings “C” and “H”

Liberty Center Buildings “C” and “H” are two five-story mixed use facilities located within the new Liberty Center Shopping Center in Mason, Ohio.  Both structures feature elevated concrete post-tensioned transfer decks with retail spaces and covered parking in the first floor.  Above, there are four stories of wood framed apartment units in each. Building “C” totals 116,000 square-feet with 89 market rate apartment units.  Building “H” totals 210,000 square-feet with 151 market rate apartment units.

Broad & High

Ruscilli lead the design, preconstruction and construction efforts converting five condemned buildings in the historic northeast corner of Broad Street and High Street in downtown Columbus into a new mixed-use development. The new spaces include class-A office space, retail space, a news studio for channel WCMH-TV, and the “8 on the Square” luxury condominiums. This high-profile project required multi-faceted schedules, high-level finishes, and extremely effective project management on a “postage stamp” site.

 

The Jackson

This 125,500 square foot, eight-story building is located in the popular Short North Arts and Entertainment area. The building offers 46-unit high-end condominiums and 4,800 square feet of commercial retail space. Amenities include a fitness room, rooftop pool, and 89 below-grade parking spaces.

The Dakota

This five-story, 90,000 square foot condominium development located in the Short North area of downtown Columbus. It includes 44 luxury residences, a 49-space parking garage, and 4,000 square feet of street level retail space. Ruscilli was selected by RMRW Ltd. to work with their architect during preconstruction to ensure the tight budget demands were met.

Prescott Place

This 21-unit, high-end residential condominium project involved the partial demolition of some existing structures and a paved parking lot to transition the property to accommodate seven 3-unit townhomes. The individual units average 2,400 square feet. One building along the ravine houses units sizing from 2,713 square feet to 3,195 square feet.

Carlyles Watch

This eight-story, 54-unit condominium project located in downtown Columbus included the demolition of an existing two-story building and barricading and shoring of the adjacent streets and neighboring buildings. The building’s parking needs are met with multiple hydraulic car stacking lifts designed to accommodate three cars per lift. As with most of our projects, Ruscilli’s preconstruction group partnered with the owner and architect to optimize the design and keep the project on budget while maintaining high-level finishes.
